When we decide to sell our home the first thing we usually think about is the selling price, either through a surveyor or market research. But it is also very important not only to know the selling price, but also the expenses we are going to face as a seller. Here we describe the different expenses you have to sell your property:  

- Real estate fees correspond to 5% of the sale price plus VAT (21%).

 - Tax on the Increase in Value of Urban Land (Capital Gains).

 The payment of the capital gain falls into the hands of the seller, we  calculate an estimate of this figure and give you a copy.

 - Legal fees. If you have your own lawyer, the standard cost for a sale is 1% + VAT on the sale price.

- Mortgage cancellation fees (if any). Around 1.5% but usually lower.

- Energy certificate (between 120€ - 250€ depending on the size of the property).

-All community fees, electricity bills, wΓ‘ter bills, I.B.I (Council Tax) , rubbish and any outstanding debt on the property must be paid up to the date of the sale.

 

paperwork NECESSARY TO SELL YOUR PROPERTY:

 - Nota Simple and / or Deed.

- Copy of the DNI or Passport of the selling party .

- Energy Certificate (Los Limoneros Homes can arrange this for you).

-Copy of the last I.B.I and Rubbish tax  recepit.

-Community Certificate (payments up to date).

- If the property is sold furnished, we will make an inventory upon acceptance of a purchase offer. This inventory will be signed by both parties and attached to the reservation contract.
